Updated 14 September 2026 · SingRank
An AEO agency Johor Bahru businesses hire should do one job: make your own pages the answer when a Singapore buyer asks Google or an AI assistant about your service. In our sample of 8 Singapore-style searches on 13 September 2026, just 3 of 38 relevant results were a JB business's own website.
Your Singapore customers rarely type "best clinic". They type "jb dental clinic recommendation", "car workshop in jb price list" and "jb renovation contractor for singapore". Then they cross the Causeway, or they don't.
The surprise isn't that AI search matters. It's who answers for you right now. Our search sample below shows who holds those answers, and the checklist shows what to change first.
Key takeaways
- Singapore's share of people aged 15 to 64 using generative AI was 63.4% in Q1 2026, against 21.8% in Malaysia (Microsoft AI Diffusion Report, May 2026")).
- In our metasearch sample, third parties held 22 of the 38 relevant results and social or forum posts held 12.
- Google says AI Overviews add no technical requirements beyond being indexed and eligible for a snippet.
- LTA calls the RTS Link's end-2026 start a target. Don't wait for it.
What does an AEO agency in Johor Bahru actually do?
Answer engine optimisation (AEO) makes your pages easy for Google's AI features, ChatGPT and other assistants to quote as a direct answer. We use generative engine optimisation (GEO) for the wider job of being understood and cited in AI answers (how our GEO and AI search work is scoped). Both need plain facts. Your website says what you sell, what it costs, where you are and why a Singaporean should trust you.
To be linked from AI Overviews or AI Mode, Google says, your page only has to be indexed and able to show a snippet; beyond that, "there are no additional technical requirements" (Google Search Central). So the work is editorial first: find your buyers' questions, answer them on pages you own, and keep those pages open to crawlers.
Maybe you've been searching for an "seo agency johor bahru", an "seo agency jb", an "seo expert in jb" or a "digital marketing agency johor bahru". Ask each of them which Singapore buyer questions they'd answer for you, and where.
Why the Singapore buyer sets the rules, not the Malaysian one
Microsoft's diffusion figure is the share of 15-to-64-year-olds who used any generative AI product in a reporting period, estimated from anonymised Microsoft telemetry. The gap across the Causeway is wide. It has held for 3 periods in a row (Microsoft AI Diffusion Report 2026 Q1")).
| Share of people aged 15 to 64 using generative AI | H1 2025 | H2 2025 | Q1 2026 |
|---|---|---|---|
| Singapore | 58.6% | 60.9% | 63.4% |
| Malaysia | 18.3% | 19.7% | 21.8% |
Our call: if Singapore customers pay your bills, build your AI-search presence for them. A JB shop can do well at home on Facebook posts and WhatsApp broadcasts. It can still be missing when a Singaporean asks an assistant where to go.
One honest limit. The figure measures use of AI tools, not buying behaviour, so treat it as a signal rather than proof that Singaporeans ask AI about JB services. We'd still prepare for the buyer who uses these tools.
How many people cross, and what the RTS Link changes
Between 26 May and 28 June 2026, Woodlands and Tuas checkpoints handled more than 18 million crossings, and 19 June alone set a one-day record of more than 598,000 travellers (ICA, August 2026). At peak hours, car travellers waited up to 3 hours for clearance. A buyer who could lose up to 3 hours wants certainty before leaving home. Answer price, hours and location on the page, not by WhatsApp afterwards.
LTA's target for the RTS Link, running between Woodlands North and Bukit Chagar, is passenger service from the end of 2026. It will carry up to 10,000 commuters an hour in each direction, with a train journey of about 5 minutes (LTA).
Don't wait for opening day. A target isn't a date to plan revenue on. Our expectation, stated as opinion: once trains run, "near Bukit Chagar" will join "near KSL" in how people describe JB shops.
Singapore and Malaysia also exchanged the Johor-Singapore Special Economic Zone agreement on 7 January 2025. Its aims include enabling freer movement of people (EDB factsheet).
What do Singapore buyers type before they cross?
Google Autocomplete for Singapore shows how people phrase these searches. On 13 September 2026, "jb car workshop" suggested "near ksl", "recommendation", "reddit", "open on sunday" and "near ksl price list". "jb dental clinic" suggested "recommendation", "near ksl", "reddit" and "price". The top suggestion for "jb renovation contractor" was "jb renovation contractor for singapore".
Read those as 5 buyer questions: who gets recommended, what it costs, whether it's near the checkpoint, whether it's open when they can come, and what went badly for others. You can answer every one on your own site, with a number.
When you don't, Singapore media do it for you. A JB massage price guide said of one business:
"the prices aren't displayed on its website. There's a WhatsApp number where you can contact the business and ask them for the price list"
The writers then collected the prices themselves (Yahoo News Singapore, October 2024). A travel site compares JB and Singapore dental prices "in SGD" (TripZilla, May 2026). Their pages answer your buyer. You don't get the credit.
Our study: who answers when a Singaporean searches for a JB service?
Method, stated exactly: a metasearch sample taken with SingRank's self-hosted SearXNG on 13 September 2026 (blended Bing/Yandex results, not Google's exact ranking). We ran 8 of the Autocomplete phrasings above across 4 services. For each, we took the top 10 results and sorted every one by who wrote it, by hand, from title, address and snippet. Then we opened every relevant page we could, to see what each says and how it's built.
Of the 80 result slots, 42 were unrelated pages, the usual noise of metasearch. That leaves 38 slots that matched what the buyer typed.
Look hard at the last two rows. They're the only slots where a company spoke for itself. Source for every figure here: the SearXNG sample.
| Who held the relevant result | Slots (of 38) | Share |
|---|---|---|
| Third-party listicles, directories and media | 22 | 57.9% |
| Social and forum posts (TikTok, Lemon8, Reddit, HardwareZone) | 12 | 31.6% |
| A JB business's own website | 3 | 7.9% |
| A Singapore business's own website | 1 | 2.6% |
What "jb dental clinic recommendation" returned
Dental was the one service where JB clinic websites appeared at all. Two clinic sites held 2 of the 5 relevant slots for "jb dental clinic recommendation", and one of them held 1 of 5 for "jb dental clinic price". Directories, listicles and a Singapore travel article filled the rest. Dental is also the category that travel site compares on price, in SGD.
We opened both clinic pages. Neither carried JSON-LD markup, and only one mentioned Singapore on the page that appeared. Neither served a working llms.txt file.
Our crawler also found no price written in ringgit or Singapore dollars on either page. One of the buyer's first questions went unanswered on the only two JB business pages that made it through. Source: the same sample.
What the car workshop, massage and renovation searches returned
The other 6 searches produced zero JB business websites among their relevant results. "car workshop in jb price list" returned three third-party guides and a TikTok page. "jb car workshop recommendation" returned a HardwareZone thread, Reddit, TikTok and Lemon8 posts, plus one media guide.
Both massage searches went the same way, to TikTok, Lemon8 and media guides. Both renovation searches returned Singapore listicles, TikTok and one Singapore contractor's site.
Treat this as a shape, not a census. Four services are a small slice of what Singaporeans buy in JB. A set of 8 searches can't describe every JB business, and 2 websites are far too few to judge JB websites in general. The narrower finding holds: someone other than a JB business did the talking in 35 of 38 relevant slots.
What the pages that do appear have in common
We opened every third-party page we could, and 15 of them loaded. Of those, 14 mention Singapore, 14 carry JSON-LD structured data and 8 show prices in Singapore dollars. We didn't fetch 9 TikTok, Lemon8 and Reddit pages, 3 pages blocked us, and none of those sit in these counts. Source: the same SearXNG sample.
Structured data isn't magic. Google only asks that it matches the visible text on the page (Google Search Central). The pattern is the point. Pages answering Singapore buyers were written for Singapore buyers: they name Singapore, more than half convert prices, and they label facts in a format software reads easily.
That pattern matters more than any single page, because AI answers inherit it. That's next.
Why AI answers inherit the same gap
Google explains that AI Overviews and AI Mode can use "query fan-out": the system runs several related searches on subtopics and different data sources, then builds one response (Google Search Central). Picture a Singaporean asking for a reliable JB workshop near KSL that opens on Sunday. That's 4 smaller questions. Our reading, not a documented rule: pages that answer those smaller questions well are the pages an AI answer can draw on.
OpenAI is blunt about ChatGPT's own switch:
"Sites that are opted out of OAI-SearchBot will not be shown in ChatGPT search answers, though can still appear as navigational links."
That's from OpenAI's crawler documentation. A firewall or CDN setting you've never opened can keep you out.
We know. Our recorded 12 August 2026 review found failed AI crawler requests on this website (how we judge evidence before reporting it). If it can happen to a team that writes its own tracking code, check yours.
Stop treating Singapore as a keyword
Some agency pages in these very results pitch reach into Singapore in their search snippets. Reach is the wrong unit. A Singaporean deciding whether to spend a Saturday crossing wants a price, opening hours, a landmark and proof that other Singaporeans came back happy.
Hide the price behind a WhatsApp button and a Singapore writer may publish it for you. In our sample, 8 of the 15 third-party pages we opened showed Singapore-dollar prices; the two JB clinic pages showed none. Source: the SearXNG sample above. The buyer may still reach you, but someone else's page earns the trust and the citation.
The fix isn't more "Singapore" in your headings. Ask any agency, including us, which Singapore buyer questions each page will answer, and where on the page. If the reply is a keyword list, don't sign.
What should you do first, later, and not at all?
Here's how we'd order the work for a JB business with Singapore customers and a modest budget. These are judgement calls, and the sources behind them sit in the sections above.
| Priority | Action | Why |
|---|---|---|
| Do first | Price page in ringgit with a dated SGD guide | Buyers type "price list"; media convert to SGD |
| Do first | "Coming from Singapore" block: landmark, Sunday hours | Autocomplete suggests "near ksl", "open on sunday" |
| Do first | Let Googlebot and OAI-SearchBot crawl, CDN included | Google and OpenAI tie AI answers to crawl access |
| Do first | LocalBusiness structured data matching the page | Google asks for a match with visible text |
| Do later | An llms.txt file | A proposal, not a Google requirement |
| Do later | RTS Link landing pages | LTA's end-2026 date is a target |
| Skip | A Singapore address you don't staff | An empty address costs you the review |
| Skip | Anyone promising AI mentions or rankings | No agency controls what AI platforms name |
On llms.txt: it's a proposal to add a markdown file "to provide LLM-friendly content" (the llms.txt proposal). Our own GEO page says it isn't a requirement for Google's AI search features (GEO and AI search at SingRank). Our guide on whether llms.txt helps AI search goes deeper. Add one after the pages it points to are worth reading, never before.
A 10-step checklist for this month
- Type your service plus "jb" into Google and copy the 10 suggestions word for word.
- Pick the 5 that sound like a buyer deciding: "recommendation", "price list", "near ksl", "open on sunday".
- Answer each on a page you own, in the first 60 words, with a number.
- Publish prices in ringgit, with an SGD guide that states the exchange rate and date used.
- Add a "coming from Singapore" block: nearest landmark, usual checkpoint, parking, Sunday and public holiday hours.
- Say what happens after the customer goes home: follow-ups, warranty, WhatsApp.
- Check robots.txt and your CDN or firewall so Googlebot and OAI-SearchBot can reach those pages.
- Add LocalBusiness structured data that matches the page, and keep your Google Business Profile hours identical (schema markup for AI search).
- Monthly, ask ChatGPT, Gemini, Perplexity and Google AI Mode the same 10 questions; log the date, wording and who got named (check whether AI search recommends your business).
- Track AI referrals and WhatsApp clicks to see whether answers become enquiries (how to see the AI traffic your reports miss).
How will you know it is working?
Measure 3 different things, and never mix them up. Each has blind spots you should know before you read anyone's monthly update, including ours.
- Search Console shows impressions, clicks and the queries that found you. It's the only keyword and demand source we've used since 29 July 2026 (how we build and measure).
- SingRank Pixel can identify an AI referral where a recognised referrer or campaign marker exists; visits without one stay direct or unknown (what SingRank Pixel records and cannot see).
- Your monthly question log shows who gets named, where and when.
Judge enquiries, not mentions. A mention that never becomes a WhatsApp message is a nice screenshot. Plan for sustained work over several months, which is what our pricing page tells every client (SingRank starting prices). If an assistant starts naming you, check the referral log before you celebrate.
What an AEO agency Johor Bahru firms hire should show you first
Can they show dated results, declines included?
Ask for before-and-after figures with windows and sources. Then check that the declines are there too. Every number on our results page carries a window and a source, and the page shows the two clients whose clicks are down.
The closest example to cross-border work is IFG Shipping, in freight forwarding. It went from 46 organic clicks in February to March 2026 to 760 in August to September 2026 (dated before-and-after results by client). Two guides did most of it. ATIGA Form D went from 0 to 123 clicks and Form E from 0 to 115, and those are Google clicks for that client and window, not AI mentions.
Do they name what they cannot promise?
Any agency that promises a ranking, an AI recommendation or a sales figure is promising something it doesn't control. Our pricing page says it directly: search rankings, AI recommendations and sales cannot be guaranteed (SingRank starting prices). Our GEO page gives the same answer, because AI platforms choose their own answers. Hold every proposal to that line, because a promise nobody can keep costs you months of fees before you find out.
Where does their search data come from?
Ask which tool produced every number in the proposal, and whether you can check it yourself. Since 29 July 2026 we've used no Ahrefs or Semrush. Google Search Console is our only keyword and demand source, so you can check any search figure we quote in your own account. No source, no number.
When are we not the right partner?
SingRank is a Singapore-registered company (UEN 53511142L) working as a fully remote team, with no walk-in office in Johor Bahru or anywhere else (about SingRank). If you want an agency you can visit in person, we're not it.
If almost all your customers are Malaysian locals, a Malaysia-first plan will serve you better than one built around Singapore buyers. And if you need a guaranteed AI mention, nobody honest can sell you one. For the Singapore side of the Causeway, our guide for North Region businesses covers the other half of the corridor.

FAQ
What does an AEO agency in Johor Bahru do?
It makes a JB business's own pages the clearest answer to the questions buyers ask Google and AI assistants. For businesses with Singapore customers, that means pages stating prices, hours and location in plain text. They stay crawlable, with schema markup that matches the visible text.
Can a JB business appear in ChatGPT answers for Singapore customers?
Yes, if ChatGPT's search crawler can reach the site and the pages answer the question well. OpenAI says sites opted out of OAI-SearchBot won't be shown in ChatGPT search answers. Check robots.txt and your CDN first. Nobody can promise a mention, because the assistant decides what it cites.
Should a JB business show prices in SGD or RM?
Show the price in ringgit, because that's what you charge. Add a dated SGD guide beside it. Singapore buyers type "price list" before they cross, and Singapore media already convert JB prices into SGD for readers. State the exchange rate and the date you used.
Will the RTS Link change how Singaporeans find JB businesses?
LTA targets passenger service at the end of 2026, linking Woodlands North and Bukit Chagar in about 5 minutes. Our opinion is that landmark searches will shift towards the new stations once trains run. Don't wait for that date. Price, hours and location questions already exist.
Does a JB business need an llms.txt file?
Not first. The llms.txt file is a proposal for giving language models LLM-friendly content, and it isn't a requirement for Google's AI search features. Fix your price, location and hours pages first. Add an llms.txt that points to them once those pages are worth reading.
How much does SingRank charge for AEO and GEO work?
Our SEO and GEO programme starts from S$500/month for an agreed scope. Plan for sustained work over several months, and judge it on enquiries rather than mentions. If a smaller fix should come first, we'll tell you before you pay for anything.
Are there Singapore specialists for AIO and AEO implementation?
Yes. SingRank is a Singapore-registered agency (UEN 53511142L) that handles AEO and GEO work as a fully remote team. Whoever you talk to, ask for 3 things before you sign: dated results with declines included, a plain list of what they can't promise, and the source of every number.
Can an AEO agency Johor Bahru businesses hire guarantee AI recommendations?
No. AI platforms choose their own answers, and no agency controls them. What an AEO agency Johor Bahru businesses hire can do is make your pages accurate, crawlable and specific to Singapore buyers, then tell you honestly what searches, AI referrals and enquiries followed.
