Buyers Search How to Skip You. Write That Page.

Some share of the people searching for what you sell are looking for a way to not pay you. You can see them in Google's own suggestions, and most owners decide to pretend they are not there.

Our answer is to write the page they are looking for, and to write it properly. Not a bait page that pretends to explain and then refuses to, and not a scare page. A real, usable set of instructions for doing the job without you — ending with the honest line about when that stops being a good idea. In our view this is one of the cheapest ways a Singapore service business can win the trust of the buyers who will eventually pay it.

The reason is not generosity. It is that the person searching how to do it themselves is going to find those instructions somewhere. The only question is whether they find them on your site or somebody else's.

The searches that want to skip the middleman

Here are two we pulled on 28 September 2026, through Google Autocomplete for Singapore.

Expanding the seed "transfer maid" returned 48 candidate suggestions, of which we kept 40 after the tool dropped two as belonging to other countries. Four of those 40 said "without agency": "transfer maid without agency", "can i transfer maid without agency", "how to transfer maid without agency" and "transfer maid without agency near me". A fifth said "transfer maid facebook", which is the same instinct wearing a different hat.

Expanding "sell hdb without agent" returned seven completions, none dropped as foreign: the seed itself, "sell hdb flat without agent", "buy sell hdb without agent", "can i sell hdb without agent", "how to buy resale hdb without agent", "how to buy hdb without agent" and "how to sell hdb without agent".

Seven separate completions of one bypass phrase means Google has seen that question asked enough ways to have learned them all. This is not a fringe search in Singapore. It is a standing one.

You can run the same check on your own trade in under a minute. Type your service and then the word "without" and see what Google offers. Whatever comes back is a page you have not written.

Why owners refuse to write that page

Three objections, and the first two are reasonable.

The first is that it teaches people not to buy. That is true of the readers who were never going to buy. It is not true of the ones who read three steps, realise the fourth involves a statutory form, a deadline and a penalty for getting it wrong, and close the tab looking for somebody to do it.

The second is that competitors will copy it. They will. What does not copy is being the page a buyer read first, and the internal links from it into the rest of your site.

The third objection is the one to dismiss: that explaining your work devalues it. An AI assistant will now explain the procedure to anybody who asks, so the secret is already out. What remains sellable is doing it, carrying the risk, and being reachable when it goes wrong.

What the regulator does that most businesses will not

Singapore's Council for Estate Agencies regulates property agents. It also publishes a guide for selling your HDB flat without one.

Its page on transacting on your own opens with the line, "Here is what you need to know when selling an HDB resale flat on your own", walks through registering an Intent to Sell, listing the flat, submitting the resale application, endorsing documents and paying fees, and attending the completion appointment. Then it adds this: "If you are unfamiliar with the property transaction process or require assistance, you should consider engaging a property agent." (CEA, Selling an HDB flat on your own)

Read that structure again, because it is the whole template. A complete procedure, in the order it happens, written by the body with most authority to write it — and one sentence at the end naming the condition under which you should hire a professional instead. Nobody reading it feels sold to. Everybody reading it now knows what the job involves.

If the regulator of an industry can publish the do-it-yourself route, a business in that industry can too.

Who actually reads a do-it-yourself page

Three kinds of reader, and they behave differently.

The first is genuinely going to do it themselves. Small job, plenty of time, no appetite for paying a margin. You were never getting this sale. What you get instead is a page that answers, and a chance of being the source an AI assistant quotes when somebody else asks the same question.

The second is price-checking. They want to know how much of your fee is work and how much is access. A page that shows the work honestly is the strongest pricing argument you have.

The third is the one who pays you. They read the page, count the steps, look at their calendar, and enquire. We have not measured how this reader converts against one who lands on a service page, and we are not going to guess at a figure. The plain argument is enough: somebody who has read the procedure arrives understanding what they are buying.

You cannot tell them apart in advance, which is why the page has to be honest for all three.

The rule we use: write it when the work is the barrier

Here is the decision rule, and the reasoning behind it.

Write the do-it-yourself page when the barrier to doing it yourself is time, risk or access — and not when the barrier is information.

If the only thing standing between a buyer and doing it themselves is knowing how, then publishing how is giving away your product. That is the case for a pure advisory business whose entire value is the answer.

Most Singapore service businesses are not that. A mover is not selling the knowledge that boxes go on a lorry. A renovation contractor is not selling the knowledge that tiling comes after wiring. An employment agency is not selling the knowledge that a transfer needs MOM's approval; it is selling the handling of it, and the fact that if something goes wrong, somebody who is not you fixes it. For all of those the information was never the product, and withholding it only makes your page useless.

Apply the rule with one question: if a competent, determined customer had perfect instructions, could they do this themselves this month? If yes, keep your instructions to yourself. If no, because of a licence, a lorry, a tool, a lead time, a statutory role or a risk they will not carry, publish them.

When not to write it

Four cases where we would not.

  • When the work is regulated in a way that makes do-it-yourself unlawful or unsafe. Then the page is a warning with the rule cited from the regulator's own site, not a set of instructions.
  • When you cannot write it accurately. A half-correct procedure on a licensed trade's website is worse than silence. If you are not certain of a step, cite the government page that states it, or leave the step out and say why.
  • When you are already at capacity. A page that brings enquiries you cannot service costs you a reputation. That argument, in full, is in three times SEO is the wrong thing to buy.
  • When you have not yet written the page for people who do want to hire you. Order matters. If your service page still does not show a price or answer the obvious questions, fix that first — most trades have that gap, as our study of 211 Singapore service websites found.

What it costs you

Be clear-eyed about the price of this advice, including to us.

You will lose some sales you would otherwise have had. Not many, and mostly small ones, but the loss is real and you should not adopt this expecting it to be free. A page like this also invites scrutiny: once you have described the work, a buyer can ask why it costs what it costs, and you need an answer that is not "because it is complicated".

It takes an afternoon to write and a quarter to see anything. And here is the concession against our own side: this is the kind of page an agency is bad at writing for you. It has to come out of your head, because the value is in the small operational truths — the step that always takes two weeks, the form people fill in wrongly, the thing that goes wrong in older flats. We can structure it, edit it and publish it. We cannot invent the contents, and an agency that offers to is offering you something worthless.

How to write it in one afternoon

Six steps. No developer, no new plugin.

  1. Find the phrase. Type your service plus "without" into Google and write down every completion it offers. Those are the words your heading should use.
  2. List the real steps in order. The order they happen in, not the order they appear in a brochure. Name the forms, the portals and the parties.
  3. Put a time next to each step. This is the part nobody else will write, and it is what converts. "Two to three working days" is more persuasive than any adjective.
  4. Cite the official page for anything statutory. Link to the government or regulator page that states the rule, and say the date you checked it. Never restate a rule from memory.
  5. End with the condition, not a pitch. One or two sentences, in the shape CEA used: here is when you should get somebody to do this instead. Then a single link to your service page.
  6. Link it into your own site. From the page to your service page, and from your service page back. An orphan page helps nobody, and the internal links are where much of the value sits.

FAQ

Will a do-it-yourself page cost me sales?

Some, yes. Mostly from readers who were not going to hire anybody. The trade is that you become the page the deciding buyer read first, and a reader who understands the work argues less about the fee. If you cannot accept losing any sale, do not write it.

How do I know whether my trade should publish the bypass page?

Ask whether a determined customer with perfect instructions could do the job this month. If the answer is yes, your product is the information and you should keep it. If a licence, a tool, a lead time or a risk stands in the way, the information was never the product.

Where do I find the searches that want to skip me?

Google Autocomplete. Type your service and then "without" and read the completions. On 28 September 2026 the Singapore seed "sell hdb without agent" returned seven distinct completions, and the seed "transfer maid" returned four suggestions containing "without agency" out of 40.

Should I link from the do-it-yourself page to my service page?

Yes, once, at the end, after the condition sentence. CEA's own guide does the equivalent: it explains the whole process and then says to consider engaging a property agent if you are unfamiliar with it. One honest link beats three buttons.

Can an agency write this page for me?

Only partly, and be sceptical of one that says otherwise. The convincing details are the operational ones only you know — which step always slips, which form gets filled in wrongly. An agency can structure, edit, cite and publish it. If it offers to invent the contents, that is a sign to walk.

What if a competitor copies it?

They will, and reasonably quickly. What does not copy is having been the first page the buyer read, the internal links pointing from it into your site, and the specific operational detail you can update from experience and they can only guess at.
