Most Singapore property agents' websites are built for one buyer: the seller who is ready, shopping for an agent, and comparing fees. The searches say that buyer is real but outnumbered. The person typing is usually working out what their situation costs them, and nearly a quarter of the flat-selling searches we pulled describe a sale nobody wanted to make.
We expanded three seeds through Google autocomplete for Singapore on 10 October 2026 and kept 114 suggestions. 55 of the 114 were about money. 6 of the 25 flat-selling suggestions named a life event: turning 55, turning 65, a death, a divorce. Not one of the 114 named a Singapore town or said "near me".
The money half is not news to any agent. What the money half asks is.
What we pulled, and from where
Three seeds through Google autocomplete, Singapore market, pulled through our own keyword tool on 10 October 2026: "property agent singapore", "property agent commission" and "sell hdb flat". The three returned 44, 45 and 25 Singapore suggestions, 114 in all.
These are real queries Google itself offers as people type. They are not a volume ranking, and we are not publishing volumes: the estimates our tool attaches to each row are built partly from our own clients' Search Console data, which is not ours to publish. Counts and groupings are.
One detail about the seed without "singapore" in it. The commission seed produced 11 suggestions our tool dropped as belonging to another market, and of the eight it showed us, five named Malaysia. If you write a commission page and never say Singapore in it, that is the company your page keeps.
The 114 searches, grouped by what the person wants
We sorted every suggestion into one group, in this order of priority, so the counts add to 114.

Money is half the demand, and never asked in the abstract
55 of 114 suggestions were about money, and in the commission seed all 45 were. But 12 of those 45 attached a situation to the question rather than asking it plainly: commission for rental, for a new launch, for a condo, for an HDB flat, for landed, for the buyer, for selling a house, for a sale. Five of the twelve named rental specifically.
That is the useful finding on this page. "How much is commission" is not really the question. "How much is commission on what I am doing" is. A single commission page that gives one percentage answers the question nobody typed.
What we would build instead: one short page per deal type, each one leading with the figure or range for that deal, then what changes it, when it is payable and whether GST applies. Five pages, one afternoon each. The parent page can keep the overview and link down.
That is also how the answer gets quoted. A machine looking for "commission for a rental in Singapore" wants a passage about rentals, not a paragraph that covers six deal types at once.
The sales nobody writes a page for

Small base, so treat six as a direction rather than a rate. But the direction is clear, and it points at the hardest work in the trade. Someone selling a parent's flat, or splitting one after a divorce, or downsizing at 65, is not comparing commission rates. They want to know what happens, in what order, how long it takes, and who handles the parts they cannot face.
We will not pretend to know those procedures. We are a marketing firm. What we can say is that these searches arrive with a specific question and a short fuse, and that an agent who has actually done three deceased-estate sales can write the only page in Singapore that answers from experience rather than from a portal's summary. Keep it factual, point to HDB and the relevant authority for the rules, and say plainly what you do and do not handle.
Two of the six ask "how long". If your page does not contain a number of weeks, it is not answering.
7 of 25 are working out how to do it without you
Seven flat-selling suggestions were about skipping the agent or taking another route: selling without an agent, selling by yourself, and selling the flat back to HDB.
The instinct is to ignore those. We think the opposite, and we have argued it at length in buyers search how to skip you, so write that page. A seller comparing do-it-yourself against hiring you is already deciding whether your fee is worth it. The page that lays out both routes honestly, including the cases where doing it alone is fine, is the page that earns the call from the sellers for whom it is not.
If you cannot write that page without flinching, your fee may be the problem rather than the page.
12 of 44 wanted your job, not your service
In the "property agent singapore" seed, 12 of the 44 suggestions were career searches: salary, course, course price, requirements, how to become one, how much they earn, whether it is a good job. A page targeting "property agent singapore" is therefore competing with careers content for the same phrase. We found the same pattern in fitness, where 10 of 37 trainer searches wanted the job rather than the service. Decide which audience a page is for; trying to serve both does neither.
Nobody typed a town
0 of the 114 suggestions contained a Singapore town, estate or district, and none said "near me". Not Tampines, not Jurong, not Punggol.
Property is not a proximity purchase in the way aircon servicing is. A seller in Woodlands will engage an agent who works out of Paya Lebar if that agent has sold three flats in their block. The area still matters, but as evidence rather than as a search term, which is why a page on what flats in a given block sold for earns its place and forty thin town pages do not. 10 of 114 are checking whether you are real
Ten suggestions were about checking you out: two asked how to check an agent, one how to verify one, one named licence, one reviews, one news, one a scandal, and three contained "reddit".
CEA points consumers at exactly this behaviour. Its consumer page tells a buyer to search the Public Register by phone number, and warns that if the search "does not lead to a property agent's profile page, it means that the phone number is not registered with CEA". Make that search easy. Your registration number and phone number on your own page, in text, is the whole fix, and we counted how rarely it is done in our study of 10 Singapore property agent websites.

What it costs
Writing per deal type and per life event means more pages, and more pages means more maintenance. Each one has to be genuinely different, which is the whole cost: five near-identical commission pages with the word swapped is the thing Google calls scaled content abuse, "when many pages are generated for the primary purpose of manipulating search rankings". If you cannot write a real page about rental commission, do not make one.
And the concession against our own trade: an afternoon per page is a lot of afternoons, and the searches above are small in absolute terms. Method and limits
- Source. Google autocomplete for the Singapore market, pulled through SingRank's own keyword tool on 10 October 2026. Three seeds at quick depth, 114 Singapore suggestions kept. We skipped the tool's Google Trends scaling step on two of the three seeds, since we are not publishing volumes.
- No volumes. We publish counts and groupings only. The per-keyword volume figures our tool returns are estimated partly from our clients' Search Console impressions, which is client data, so they stay out of this page.
- Autocomplete is not a ranking. It shows phrasings Google offers while typing. It does not prove how many people search each one.
- One grouping, made by hand. Each suggestion was placed in a single group in the priority order shown, by us. Another reader would move a few.
- Small bases. The flat-selling seed returned 25 suggestions. Six of twenty-five is a direction, not a rate.
- One morning. Autocomplete changes. This is 10 October 2026.
