Is the First Page Open to You? A 20-Minute Check

You check whether anyone is searching for what you sell. They are. Hundreds of phrasings come back, several with real commercial intent, and the decision feels made. Then you buy twelve months of search work and finish the year on page four.
The step most owners skip sits between those two moments. Demand existing is not the same as there being room for you on the first page. Some searches are held almost entirely by publishers rather than by businesses that do the work, and on those searches a good page from a small firm loses to a worse page from a magazine.
On 10 October 2026 we ran four Singapore property searches through our own metasearch and sorted all 50 results into two piles: the website of a business that actually does the work, and everything else. 19 of the 50 slots belonged to a business doing the work. On "best property agent singapore", 2 of 10 did. On the two fee searches, 12 of 25 did.
Same industry, same day, same country. One search was effectively closed. Two were half open. That difference is knowable in twenty minutes and it should change what you pay for.
Why a first page can be closed to you
Three mechanisms, and none of them is about how good your page is.
The first is simple economics. A business that does the work can write ten good pages a year. A publisher whose whole business is pages can write ten a week, and a "best X in Singapore" list can be refreshed every year with a new date in the title. Over five years the publisher accumulates what you cannot.
The second is that a strong site lends its strength to anything published on it. Google has a policy about the extreme version of this, aimed at cases where "third-party content is published on a host site mainly because of that host's already-established ranking signals". Whether a given list crosses that line is Google's call, not ours. The practical point for an owner is that the page outranking you may be winning on the domain it sits on rather than on its own merit.
The third is the shape of the question. "Who is the best" invites a list by construction. One business cannot credibly answer it about itself, so lists fill the space. "How much does it cost" invites a practitioner, because the person doing the work is the one who knows the number. We counted exactly that split, and it held.
Our worked example: four searches, 50 slots
The four searches, and how each one's results divided. We kept every result the metasearch returned and judged each by its domain and the page behind it.

"Everything else" was not one thing. Across those 31 slots we counted two property portals holding four slots between them, eight ranked-list pages of "best" agents or agencies from seven publishers, a credit company's guide twice, a home magazine twice, a property publication, a news site, a broadcaster, a forum thread, a video platform, a short-video platform twice, an overseas content site aimed at foreign buyers, and seven slots held by comparison and guide sites. Each was a page about property agents rather than the page of one.
On the reputation search, eight of the ten slots were lists and comparison pages. An agent who spends a year trying to rank their own site for "best property agent singapore" is trying to win a question their page is the wrong shape to answer.
The pattern: price searches are open, reputation searches are not
12 of the 25 slots across the two fee searches belonged to a practitioner. 2 of 10 on the reputation search. The process search sat in between at 5 of 15.
In our view that is the most useful thing on this page, and it generalises past property. Buyers asking what something costs get answered by whoever does it. Buyers asking who is best get answered by whoever publishes. If your plan is to win the second kind, your realistic options are to be listed on those pages or to buy ads above them, which is a different budget and a different decision. We worked through whether paying for a listing makes sense in best-of lists hold 28 of 60 slots.
The check, step by step
Twenty minutes, free, no tools beyond a browser. Do it before you commit money, not after.
- Write down five searches your buyers actually type. Not what you call your service. The phrasings they use, including the price one and the "best" one. If you are not sure, type the service into Google and read what autocomplete offers.
- Search each one in a private window, so your own history does not flatter the result.
- For the first ten results, mark each one P or O. P if it is the website of a business that does your work. O for everything else: portals, directories, best-of lists, magazines, news, forums, videos, government pages, overseas sites.
- Count the P's out of ten, per search. Write the five numbers down.
- Note what the O's are. Five different magazines is a different problem from one portal holding four slots.
That is the whole method. The arithmetic is the easy part; the discipline is marking honestly rather than counting a page as P because it mentions your trade.
How to read the five numbers
Our decision rule, and the reasoning behind it.
0 to 2 of ten, 20% or less: treat the search as closed. Businesses like yours are not winning it, so there is no evidence the slot is available. Do not make it the target of a twelve-month programme. If that search is where your money is, your route in is being listed, being quoted, or paying for position, not out-publishing a magazine.
3 to 5 of ten, 30% to 50%: contested and worth entering. Other businesses have proved the slot is winnable, and some of their pages will be beatable. This is where we would put the work.
6 or more of ten, over half: open. Practitioners already hold the page. Your competition is other businesses rather than publishers, which means a better page genuinely wins.
Our four searches land in all three bands. The reputation search was closed at 2 of 10. The HDB resale search was contested at 5 of 15, 33%. The fee search was contested at 6 of 15, 40%. The commission search was open at 6 of 10.
Then weight by whether the search pays. A search with six P's that nobody buys from is worth less than a contested one that does. That trade-off, demand against reachability, is the same one we worked through for a thin market with big orders.
Where this rule breaks
Four limits, and they matter.
Ten results is a small sample, and one search on one day. A result that sits tenth today may sit fourteenth tomorrow. Two of our four searches returned 15 results rather than 10, so we counted all of them and quoted each with its own base; when you run the check yourself, stick to the first ten so the five numbers compare.
Our 50 slots came from our own self-hosted metasearch, which blends other engines and is not Google's ranking. When you run the check in Google you will see a map pack, possibly an AI answer above the results, and sometimes ads. Count the organic ten and note separately whether a map pack or an AI answer sits above them, because both change how many clicks reach position one at all.
A closed search is not a closed market. It means that one phrasing is held by publishers. The same buyer usually has three other phrasings, and those may be wide open. That is why you check five, not one.
And a high P count is not a promise. It says the slot is reachable, not that you will reach it. Impressions from deep positions are what reaching nothing looks like, and we published our own numbers on that rather than borrow someone else's.
What it costs
Twenty minutes, and the possibility of an answer you did not want. Some owners run this check, find three closed searches out of five, and decide not to spend. That is the check working.
It costs us something too. This is the first thing we do when a prospect asks whether search is worth buying, and we have just written it down so you can do it without us. If you run it and the page is open, we would rather you came to us already knowing that. If you run it and the page is closed, we would rather tell you now than take a retainer and explain it in month nine.
The harder concession: there are markets where the honest answer is that search is not your first spend, and a closed first page is one of the clearer signs. FAQ
How do I know whether I can rank for a keyword before I pay for SEO?
Search it in a private window and count how many of the first ten results are websites of businesses that do your work. If none or one or two are, there is no evidence the slot is available to a business like yours. Three to five means contested and worth entering.
Why do best-of lists outrank businesses in Singapore search results?
Partly because publishers can produce and refresh pages at a rate a working business cannot, and partly because a "who is best" question invites a list by construction. On our "best property agent singapore" search, 8 of the 10 slots were lists or comparison pages.
Should I pay to be included in a best-of list?
Sometimes, and it is a different decision from SEO. If the lists hold most of the slots for the search that matters to you, being on them may be the only route into that page. Judge each list on whether real buyers read it, not on its ranking.
Does a closed first page mean the market is bad?
No. It means one phrasing is held by publishers. Check five phrasings: in our property sample the reputation search returned 2 of 10 practitioner slots while the two fee searches returned 12 of 25 between them. Same market, very different openness.
What counts as a business that does the work?
A site that would take the job if you rang it. Not a portal, directory, best-of list, magazine, news site, forum, video platform, government page or overseas content site. Mark honestly: a magazine article about your trade is not a competitor, it is an obstacle.
How often should I rerun this check?
Once before you commit budget, then once a year, or whenever an agency proposes a new primary target. Results move, and a search that was contested can close when a large publisher decides your category is worth a page.
Can an agency do this check for me?
Yes, and most will, including us. It takes twenty minutes and needs no paid tool, so it should not be a line item. What is worth paying for is the judgement about which of the open searches actually produce enquiries.
